Realtors and Prospective Buyers should familiarize themselves with the governing documents of this Homeowners Association before choosing this neighborhood.
LFA is a deed-restricted, gated community that is responsible for maintaining its streets, lighting, amenities, and all common areas. Deed Restrictions (if unfamiliar, ask your realtor and closing agent what this means), Warranty Deed, Bylaws, Code of Regulations, and Rules and Regulations govern all residents. Under the purview of the elected, volunteer Board of Trustees, active committees ensure the maintenance of the neighborhood’s aesthetic through strict adherence to the rules. Residents share their time and talent by serving on the Board and its committees: Architecture and Design (A&D), Budget & Capital Improvements, Election/Communications, Landscape, Maintenance, and Welcome/Orientation.
Of Particular Note:
Parking is prohibited on the neighborhood streets. This rule is strictly enforced to keep the neighborhood safe for emergency vehicle access.
Our HOA monthly assessments are required to be paid promptly to avoid late fees, legal fees, property liens, loss of amenity use, and/or loss of voting privileges.
All exterior decor, including color choices for patio/deck furniture, is regulated by the Architecture & Design Committee.
You are also a member of the Lakeside Village Association, the parent HOA that governs all homes in our community.
While these rules and codes may feel daunting at first, they are established in the interest of the entire community. The friendly, communal feeling and the beauty of the space are what keep the property values high and long-time neighbors from leaving!
Your realtor and/or closing company should provide you with the deed restriction information that you will be required to comply with as a Lakeside Forest Member. The closing company can contact the LFA Board Secretary for the Financials, Meeting Minutes, and Deed documents.
The LFA Welcome Committee will provide you with specific rules and regulations, such as the approved Architecture and Design Color Wheel for all exterior colors, and other important information shortly after you move into Lakeside Forest.
